Check-in at 4:00 PM on the first of the month; check-out at 10:00 AM on the last day. All stays are full-month rentals.
Rental Agreement Sample
📋A sample rental agreement is available upon request. We’re happy to share it ahead of time so you know exactly what to expect, with no surprises.
Deposit
🔙A $2,000 deposit holds your reservation and protects the home during your stay. We return it within 15 to 30 days of your departure, assuming everything’s in good shape.
Fees
🐾 Pet Fee: $500 per pet, upon approval
🧹 Cleaning Fee: $500 per month, covering bi-weekly cleaning and an end-of-stay deep clean
🆔 Temporary Villages IDs: $50, optional and it’s for 1 or 2 (limit 2)
👥 Occupancy: Monthly rates are based on double occupancy (2 adults)
🔔 Overnight Guests Welcome We’re happy to accommodate up to 6 guests total. Just let us know about any additional overnight guests ahead of time, and we’ll register everyone properly. Additional guest fees may be waived at our discretion. Unregistered guests will result in a $150 per person, per day charge deducted from the security deposit.
Payment
🗓️ A 50% deposit is due within 7 days of signing your rental agreement
⏳ The remaining balance is due 60 days before your arrival
Refunds/Cancellation
❗ Plans change, and we understand that. If you need to cancel, refunds are issued once a replacement guest is found for the same rental period. If the replacement rate is lower than yours, the difference is deducted and the remaining amount is refunded.
🔄 Refunds depend on finding a suitable replacement guest, so reaching out early gives us the best chance to help.

🏘️ About The Villages: The Villages is an active senior community for residents 55 and older. Younger visitors are welcome for limited time periods, in accordance with community guidelines.
